Would highly recommended JS Mueller & Co for preparing by-laws. I had an urgent request, based on my tight renovation timelines, and Nasreen turned around the work in only a few days. In my experience represented the interests of the Strata Managers, not the owners.
In the NCAT application to extend the Compulsory Strata Managers appointment, Mr. Van Ede was meant to be representing the Owners Strata Plan 79749, but appeared to only represent the incumbent Strata Manager. He never enquired what the owners wanted, even though 11 of the 13 owners of SP79749 support the replacement of the existing strata manager, in writing.
At the NCAT, Senior Member Blake findings found "As I mentioned in the hearing, I regarded it as entirely inappropriate for OSP79749 (represented by Mr. Van Ede) to advocate for the appointment of SSS as its strata managing agent. In so doing, SSS had a conflict of interest between its personal interest and the best interests of OSP79749." and he also stated “The OSP79749 (represented by Mr. Van Ede) 1 December 2023 submissions went considerably beyond the topics appropriate to be made by an incumbent strata managing agent.”
