Prior to settlement of our house in late 2022, we initially spoke with one of the solicitors at Norwest that works in the firm but we didn’t know she worked part time. This ended up to be a challenge for us as we needed her availability on several occasions for legal advice but she was unable to answer them as challenges arose with our contract.

Our settlement period was going well until a problem with the property we were purchasing had to be rectified upon final inspection.

We were passed on to the conveyancer at Norwest who is not a solicitor but qualified to deal with the conveyancing work we had.

The problem that we needed the vendors to rectify initially was delayed from there end. I requested to put through a notice to speed up the process which the conveyancer did. This was my first dealings of how challenging buying a property was but it was made more difficult using Norwest and people in the team.

Each time a problem came with dealings of the contract, we pushed Norwest to act on our behalf to arrange further communication which they did. However, often at Norwest we were given responses from the person we spoke to the most, being the conveyancer at Norwest that were not in our best interest. It seemed that advice at times supported the vendors point of view. This included the vendors declaring the issue fixed and the conveyancer of Norwest pressuring us to settle based on a verbal exchange that had taken place between her and the vendors solicitor/conveyancer, despite neither myself or my wife having the opportunity to physically inspect the repair at the property. We are lucky we didn’t settle on those occasions for when we checked, the repair had not been completed and the unit still remained inoperable and needed to be fixed by the Vendors as agreed in our contract. I received calls sometimes daily from the conveyancer as to when I would settle despite me informing that I had arranged a set time to take place at the property to inspect. I understand that Norwest would only be paid fees due, upon our property contract settling but the pressure and lack of support for our interests in rectifying the outstanding problems at the property was at times poor.

Pricing is very reasonable for work but I would use a solicitor that worked as a conveyancer and one who was available full time as there were legal questions and advice we couldn’t get information on as she did not work on those days.

It was a strange experience to use a legal service that are to serve you in your best interests but supported the other parties timeline and point of view rather then your own. The house was settled but not a great experience!
