Chris conducted a valuation on two of my properties for a legal dispute, on behalf of the opposing party, with whom he has been an associate of for at least three years. This connection compromises his impartiality, and he should have recused himself from the process. His valuation placed the combined land value at over $1.7 million, despite my purchasing the properties for under $1 million just two years ago. One property was valued at $1.25 million, even though the highest offer we received was $100k less when it had been listed with two agents months earlier (in a declining market). The other property was valued at $1.3 million, despite being valued lower than the first in all other appraisals and opinions. The difference between Chris’s valuation and those from sworn valuers, as well as the highest offers received at auction or fixed sale, amounted to an overvaluation of $335,000. Chris is either very dishonest or incompetent at his job.
