Rented a property through this real estate.

The house was filthy when moving in. The carpet was dirty, the walls and even the shelves in the wardrobes. If you wiped your finger it ended black! We had movers scheduled who I had to beg to not move furniture inside before I could power clean the house. The toilet even had a poo mark on the seat and was dirty which I had to clean.
The kitchen window had a golf ball sized hole in it and only sheer curtains so the neighbours could see inside the whole lower floor during the evening. Property manager wouldn't fix it and ignored a lot of maintenance requests but replaced the laundry sink when I offered to treat the internal rust as long as the products were paid for. It was the stupidest priority.
We were extremely thorough in the condition report, yet when we left the house spotless, the property manager had the nerve to complain about a few bugs in the bathroom light and threatened our bond over it.

We were paying for an extra day or so than our anticipated move to ensure sufficient notice was provided to the real estate and I was open about our plans but didn't keep them in the loop since they only needed to know the cessation date. Well I come home one day to find all the curtains wide open because the property manager had been there with people to view during the day. Their excuse was that they thought we had moved out but our things were everywhere including my clothes and underwear, yet the manager still walked around looked at our things and opened windows and let people in..Regardless, their excuse doesn't work anyways as property managers cannot enter another's property without sufficient notice and our rental was active until a set date. We received no apology and if anything, the manager seemed annoyed at me. I felt violated with my things everywhere in the middle of a move. The manager also frequently provided less than the legal amount of notice for inspections.

The counter top was melamine and because it was not a proper counter top, not sealed and was porous, it stained pink just from leaving a packet of chips on it, then we got charged $100 to replace it.

The property manager was awful and one of the worst I've ever met. They acted so nice to your face during inspections then would act completely different afar.

At the end of the day, there is a huge power imbalance between property managers and tenants. Tenants shouldn't have to tell property managers their rights, let alone try and force it. I recommend to avoid this real estate at all costs based on my experience.

My experience with this real estate agency has been incredibly frustrating. The agent not only lack knowledge in handling tenant agreements but also seem to create their own rules that are not found in Australian tenancy laws or followed by other agencies. They’ve repeatedly claimed to verify information through a database, almost as though they’re operating with law enforcement authority, which feels excessive and unnecessary. I would strongly caution anyone considering renting through them, as their approach has led to unnecessary complications and wasted time.

Do not deal with Raine and Horne Neil Moore at Tanilba Bay
Neil Moore has avoided our emails and telephone calls and text messages to remove a listing made by an elderly non English speaking person who has recently passed away. He promises to send emails and doesn't follow through and does not return calls once he has a contact of sale. He is disrespectful and taking advantage of people grieving for their loss.

Having recently finished up leasing a property managed by Raine & Horne Maitland I thought I’d write a quick review. Having leased many properties privately and commercially over the years I have seen both the good and terrible in Real Estate Agencies. Thankfully this time around the experience has been great. Our cheerful property manager, Karien Drinkwater, always conducted herself with the upmost professionalism and consideration while in our home. Karien was always very thorough in looking after the property on behalf of the owners but treated all issues more than fairly. Any maintenance requests were always promptly dealt with. While the Office staff were always very helpful and happy to assist with any tenancy related questions. Overall, I had a very positive experience leasing through Raine & Horne Maitland over the last four years, and I have no hesitation in recommending them to prospective tenants and property owners alike.

After inquiring about a rental application we were met with excellent customer service on the phone; and a viewing of the property was organised within 24hrs of calling. We were then greeted by a classy and delightful Real-estate agent Karien Drinkwater. We were very impressed with her punctuality as she was at the property before the viewing time unlike our previous experience with real-estate agents.
