This is the second time—and probably the last time—I’ll hire them as my conveyancer for property purchases.

Back in 2018, when I bought my first property, the tenants were still living there, and the lease had about 8-10 weeks left. After settlement, I didn’t receive any rent from the tenants because the conveyancer made a mistake and lease alteration wasn't done. The person who handled my settlement told me, "It’s my fault because I didn’t inform them that I would be moving in until the lease expired." (Heyyy, I was a first-time homebuyer knowing nothing about this. Since I paid for the service, this is what I got?!)

I then filed a complaint with the business owner, Margot. She apologised and admitted that it was entirely the conveyancer's fault. Margot even reimbursed my rental loss out of her own pocket. From that point, I had a positive view of Margot Sinclair’s Conveyancing Services because the business owner took responsibility.

So, when my partner and I purchasing our second property this year, we returned to Margot Sinclair’s Conveyancing Services—only to find out that Margot had passed, and the business had been sold to Right Choice Conveyancing. Since my partner and I were in a rush to settle, we decided to go with Right Choice Conveyancing. Everything seemed fine at first, but when settlement day arrived, we were told we needed to pay an extra $38k for foreigner stamp duty. We were 100% sure we were exempt, as I’m an Australian citizen and I’m buying with my partner for self-occupancy (as per the guidelines from the SRO: Foreign Purchasers of Property).

The conveyancer didn’t trust us and asked me to call the SRO. After I did, the SRO confirmed that the conveyancer had made a mistake and failed to apply the additional exemption for us. After all that, there was no apology, no discount... I’m really disappointed. The exemption rules have been in place since 2018, and I’m left wondering how many people have overpaid by $38k because of mistakes made by their conveyancer.
