If you're looking for a hardworking, helpful, and pleasant settlement agent, look elsewhere.

Patricia gives a great sales pitch to get you to engage her services, but once the settlement process gets underway she becomes difficult to deal with. She puts in the bare minimum effort and does not proactively keep you informed at any stage from offer/acceptance through to settlement.

Patricia does not read emails properly, which means you have to waste time going back and forth with her as she gives half-answers or misses things completely. (She then acts as if replying to emails is an inconvenience for her - despite the fact that a back-and-forth only occurs because she does not read emails in full nor address things in full the first time around.)

She also does not keep you informed about the progress of any part of the settlement process. You will have to waste your time chasing her up just to get simple updates.

I actually tried to switch settlement agents halfway through my settlement process after my mortgage broker raised concerns about Patricia's service (after they had to briefly deal with her). However, due to the timing of my settlement and the unavailability of the other agent I wanted to switch to, I had no choice but to proceed with Patricia through to the end (unfortunately).

I have given Patricia two stars as, at the very least, I can say that she did not mess up the settlement process.

However, I would never use her services again, nor would I recommend her to anyone else.

Ps. I am skeptical about the other reviews here as many of them are from accounts that have only reviewed her business (and no others) or are from accounts that don't seem to be based in Perth.

My wife and I have nothing positive to report on our experience. We got fined for the lateness of the settlement and were forced to seek arbitration from the ombudsman as Patricia never replies to our messages or emails. I agree with another review here that said all positive reviews about Willow Settlements are probably fake. Avoid like the plague... You have been warned!

Patricia at Willow Settlements was just wonderful during our home buying experience. Tricia is a wealth of knowledge and is happy and readily available to answer any questions or concerns you may have. On top of that she is friendly, gets the job done and makes you feel like she is on your side. I now feel confident as a buyer and would definitely choose her to be my settlement agent again if the opportunity arose. You will not be disappointment with Willow Settlements! 🙂

I'd give more stars if I could. Patricia is a great communicator, she is experienced, and more than that she is experienced enough to seek advice from within her network when she requires supplementary information.

A true testament comes from when difficulties arise, and Patricia nailed it in all aspects, displaying her experience, intelligence, and energy.
I had a dispute during settlement, to which Patricia pro-actively contacted the relevant govt. authorities to gain a full understanding of the situation as well as seeking advice from her legal network before providing advice on the path forward in a way I could easily understand and make decisions from. We achieved a positive outcome, but even if the legalities were not in our favour I'm confident Patricia would've lead me to the best possible outcome regardless.

For anybody having doubts in engaging Patricia to assist with your settlement, I'd advise that you give her a call and ask any questions you'd have. Ask about common (and uncommon) issues that could arise and how she would resolve them - Once you've had that chat, I'm positive you'd look no further.

Patricia is a knowledgeable and experienced conveyancer. She assisted with chasing up the bank and ensuring settlement was not delayed. However, her response time was not the quickest, perhaps due to workload. More frequent updates would be appreciated.
